Member and MLS Participant Agreement

By submitting this application, I agree to abide by the Bylaws and Code of Ethics of the National Association of REALTORS® (NAR), the Bylaws of the Highland Lakes Association of REALTORS® (HLAoR), the Policies and Procedures of the HLAoR, the MLS Rules and Regulations of the HLAoR, and the MLS Compliance Policies and Procedures of the HLAoR, as amended from time to time.


I also affirm that the information provided herein is true and correct to the best of my knowledge. I agree that failure to provide complete and accurate information as requested, or any misstatement of fact, can be grounds for revocation of my membership.


I understand that this is a legal agreement between HLAoR and me. This Agreement shall continue until terminated by HLAoR, as applicable, for my breach of the Agreement, including, for example, my failure to pay fees, attend required classes, or abide by any of HLAoR’s Governing Documents.


HLAoR reserves the right to amend this Agreement without prior notice by posting updates or changes to highlandlakesrealtors.com. I understand that my continued use of or access to HLAoR services following the posting of any changes constitutes my acceptance of those changes.


Furthermore, by submitting this application, I understand that the annual membership renewal for HLAoR, TR, and NAR is due by December 31. I acknowledge that it is my responsibility to pay dues in a timely manner, whether or not a mailed bill or an e-bill was received; and that I will be asked to pay a late fee or reconnect fee after the due date if membership has not been renewed by that date. MLS, REALTOR® local, state, and national dues and fees are non-refundable.


As an HLAoR REALTOR® member and/or MLS subscriber, I understand I will automatically receive electronic invoices for dues and charges to my account. E-bills will be sent to the e-mail address I provide.


I understand that as an HLAoR REALTOR® member, I am required to complete New Member Orientation and complete the Paragon Online Academy within 30 days of this application. Additionally, If you are a newly licensed HLAoR Primary REALTOR® member you must also complete NAR’s New Member Code of Ethics within 120 days of this application. If I do not complete the required courses within the allotted time, my membership will be terminated and it will be necessary to reapply for membership, paying all applicable fees.


I understand that as an MLS Only Participant, I am required to complete the Paragon Online Academy within 30 days of this application. If I do not complete the required course within the allotted time, my MLS Only Participant status will be terminated and it will be necessary to reapply, paying all applicable fees.


I understand that the Designated REALTOR® for my office must also meet and maintain membership requirements, including all orientation requirements and fees, for agents in the office to continue their membership. If the Designated REALTOR®’s membership is suspended or terminated, all other members in that office will be suspended or terminated as well.


I understand that by providing my mailing address(es), e-mail address(es), telephone number(s), and fax number(s), I consent to receive communications from HLAoR, HLAoR MLS, TR, and NAR via U.S. mail, e-mail or other electronic message, telephone, or facsimile at those number(s)/location(s).


Additional acknowledgements for MLS Subscribers: MLS subscription fees are due bi-annually on March 31 and September 30. A reconnect fee will be assessed on the day following the due dates respectively. 


I understand that notice for changes to this agreement, rules & regulations, bylaws, and board policy will be posted to highlandlakesrealtors.com. I understand that it is my responsibility to review these changes as they are posted. I understand that my continued use of or access to HLAoR and HLAoR MLS services following the posting of any changes constitutes my acceptance of those changes.

Payment Policy

You acknowledge that it is your responsibility to pay all membership dues to the National Association of REALTORS®, Texas REALTORS®, Highland Lakes Association of REALTORS® where membership applies, by the due date(s), whether or not an e-bill was received. Access for all unpaid memberships will be suspended once due dates have passed, and a reconnect fee will be applied to your account. If payment is still not received by the timeframe outlined in the governing documents, membership(s) will be terminated.


All credit card payments must be made online via the Member Portal, and split payments are not accepted. Checks under $2,500 must be processed online through our Member Portal e-check feature. Cash and money orders will not be accepted.

Dues/TREPAC Deductibility

The following amounts for certain lobbying and political expenditures are not deductible for income tax purposes: 35% of NATIONAL ASSOCIATION OF REALTORS® (NAR) dues or $55, 14% of Texas REALTORS® dues or $16, 0% of local association dues, and the $30 assessment by Texas REALTORS® for the Issues Mobilization/Political Advocacy Fund (IMPAF) are all not deductible. The remaining dues and assessment are not tax deductible as charitable contributions but may be tax deductible under other provisions of the Internal Revenue Code.


Contributions are not deductible for federal income tax purposes. Contributions to the Texas REALTORS® Political Action Committee (TREPAC) and the Texas Association of REALTORS® Federal Political Action Committee (TAR FedPAC)—which makes contributions to the REALTORS® Political Action Committee (RPAC)—are voluntary and may be used for political purposes. The amount indicated is merely a guideline, and you may contribute more or less than the suggested amount. You may refuse to contribute without reprisal, and the National Association of REALTORS®, Texas REALTORS®, and its local associations will not favor or disadvantage anyone because of the amount contributed. Until the RPAC annual goal is met, 70% of an individual’s contribution goes to TREPAC and may be used to support state and local candidates; the remaining 30% is sent to TAR FedPAC to support federal candidates and is charged against your limits under 52 U.S.C. 30116. (Exception: 100% of an individual’s contribution goes to TREPAC if the individual is an employee of an affiliate member of Texas REALTORS®.) After the RPAC annual goal is met, 100% of an individual’s contribution goes to TREPAC and may be used to support state and local candidates. You may contact the Texas REALTORS® political committee administrator at 800-873-9155 to obtain information about your contributions.


  • Dues are not refundable.
  • This statement is for annual dues and any annual assessments to the local, state, and National Association of REALTORS®.
  • $5 of your dues is for an annual subscription to Texas REALTOR® Magazine (for REALTOR® and Affiliate members).
  • The $45 Consumer Advertising Campaign assessment by NAR qualifies as fully deductible.
  • By making payment, you acknowledge the membership duties to which you agreed when you became a member, including your duty to arbitrate disputes as provided in NAR’s Code of Ethics and the bylaws of your local association.


Registration and Cancellation Policy

We encourage you to register for a course at least five (5) days prior to the class so we can prepare for your participation. 


A member cannot transfer their registration to another member for classes or events. You may, however, transfer to a future date with 48 hours’ notice.


There are no refunds for no-shows.


If for any reason the class or event is canceled by HLAoR, you may receive a full refund or transfer to a new date it is being offered.
